Seamus Smyth did a building survey for us concerning a grade II* listed building in Liverpool. He did a very detailed report of more than 100 pages. The report lists serious and minor defects, as well as things where no repair is currently needed. For each item a range of estimated costs is provided, as much as this is possible. The main part of the report concerns individual items such as roof, chimneys, floors, walls, and also electricity and plumbing. He lists recommended actions to be taken and even gives advice on how repairs are best done. Our report was illustrated with almost 200 pictures which were an immense help. The report was very helpful to us for negotiating and deciding on the surveyed property. We will recommend Seamus without hesitation and will use his services again should the need arise.

Seamus really is worth the small premium; attentive, detailed, and was happy to clarify and provide guidance at every turn. Sometimes you doubt the reviews that you see from others, but I am so glad that I engaged with Seamus. As it happens, the issues that he identified made me reconsider my position on the property, so I'll not be proceeding with that one. However, I'll be back in contact with him imminently to provide a full structural survey on an alternative property. In summary, he's the real deal - don't skimp - you really do get what you pay for here.

Seamus was fantastic! He was more expensive than the other quotes I received but I decided to go with him off the back of the reviews I read. His survey was way more detailed and extensive than any other survey I've had in the past. You can see from the level of detail he has put in a lot of work. He takes pictures and annotates all the issues he discovers which is extremely useful having only seen the property once myself. He gives you estimates for repairs, advice on how to approach the issues, time on the phone to give general advice, discuss the report and answer any queries and was all round pleasure to work with. I highly recommend Seamus. I'm delighted I chose to spend the extra and go with him and I will definitely be using him again the the future!

Great service from Seamus. Stress free as Seamus organised gaining access himself with the estate agents. Great explanation of the survey afterwards with was an in-depth and detailed service. Seamus was kind enough to spend a good forty mins on the phone with me running through the whole survey. Very approachable and friendly surveyor.

Very professional service, contacted through every stage. Every detail laid out in a form that it was easy to understand. If it was not for Seamus I could have lost a lot,due to the hidden problems that only a professional can spot.

I would recommend Seamus to anyone looking for a very detailed and thorough building survey. As one of the biggest financial commitments I will make in my life, I wanted to get a full survey done so that there were no surprises. Communication from Seamus was excellent - he replied to all my emails very quickly which was reassuring and scheduled the survey to be done just after Christmas when many other companies would have been closed. The survey itself was very detailed and Seamus had taken many photos of the property, both inside and out to show areas of concern, along with estimates for how much it would cost to have repairs done. If you're buying a house, I would definitely recommend getting a full survey done and would not hesitate to recommend Seamus. In my case, I was able to negotiate a discount with the vendors based on the survey results, so it was definitely money well spent.
