Could you please tell me if l require a Homebuyers Survey for a flat in a block of flats?
Answer
It depends on the age of the flat as the RICS recommend anything over 60 years old should have a Building Survey (formerly the Structural Survey).
The Homebuyer Survey is designed to accommodate flats in the reporting structure and will give the client an indication of its condition and any urgent repairs along with the market value of the flat. However, many items relating to flats are dealt with under the lease and maintenance or service charges, such as external windows, communal areas, external walls etc. Therefore, the terms of the lease should be inspected if available, prior to the survey.
Any survey is advisable as it will give an indication of the condition and defects apparent within the building which can amount to a lot of money to put right.
