It is upsetting to get a review like this one from this client. As can be seen in all of our previous reviews we pride ourselves on delivering first class service to our clients and one aspect on which we pride ourselves is talking to our clients and making sure that they understand the report. The client originally booked a HomeBuyers report after the survey had been booked and confirmed with the Estate Agents he came back and asked for the Survey to be changed to a Building Survey. A few days before the survey he asked if a Valuation could be included in the price as he said another firm had agreed to this, as the survey was booked and confirmed and it was Christmas we said we would include it. Turning to the specific points that this client has raised our Building Surveys meet the requirements for the RICS Level 3 survey but we do not use the RICS Building Survey template for our reports as we feel it is to restrictive. Again our previous reviews speak for themselves in this respect. We can provide estimates of cost if requested and an additional fee is payable for this service. The client did not ask for cost estimates to be included. The client did ask for a valuation to be provided and a valuation was included which meets the current RICS standards. The client did phone and ask for an explanation of the valuation which was given. The client also sent an email asking that we value the property We always take damp meter readings throughout a property when undertaking a survey and will report if damp is found, we did clearly state in the report that the property had a damp proof course and this appeared to be working as no damp was found internally. I am not sure what more we could say. Obviously if damp is found we will clearly state this and say where it was found. We have responded to this clients concerns by both email and by phone and we are not aware of any complaint being made to the RICS.
