Hi Dean, Thank you for your feedback but I do think the comments are unfair and I did try calling but there was no answer. In respect to the timings the survey was carried out on the 1st September and the report was issued on the 2nd. You called shortly after and I answered and we discussed the content of the report. You did raise the concern about missing mortar ‘above the door’ before the survey and after. There was no issue above the door and the concerns you now raise are regarding the roof verges, which is fine, I accept the terminology may have been confused. This concern of yours was emailed to me at 11pm on Wednesday, I responded over the weekend. There was no job number or address on your email so it does take time to find the relevant job and then my sites notes and pictures have to be taken out of the archive. So the response was given between the 2nd and 3rd working day, we do try to respond quickly and we are good at this. I accept your response may not have been quick but I don’t think it warrants a bad review, but if you do, I guess there’s nothing I can do. In respect to the review, you state I missed some simple details but the concern you raised was regarding one item which is the roof verge. I have copied and pasted our exchange which answers your question why I do not see this as a problem. I wish I could post the pictures of the concern you raise but unfortunately there is no option to do this. I have emailed the pictures to three roofing contractors who agree no repair is needed. I am happy for you to raise this complaint with the RICS or property ombudsman who govern complaints of this nature. I am also happy for you to get your own reputable roofing contractor and if they say repair is needed I will ensure the work is done and there is no cost to you. Hi Kal, I wanted to highlight that I've been back to the property as it's coming up to exchange, I was disappointed that you had not highlighted the missing mortar, I queried this and you advise there was no issues. However, from the 2 photo's attached I'm sure you can see it's missing mortar by the guttering and it's cracked in several places, so it will likely need attention. Is there a reason you don't see this as a problem? Kind regards, Dean Scotford Hi Dean, Thank you for your email and sorry for the delay in responding it just time to find the right job file and get the site notes and pictures out of the archive system and I also was only working half a day on Friday. There is no defect here, the purpose of the roof verges is to prevent water ingress affecting the lath and to stop wind uplifting the back of the tile there is no risk of this here and no repair is required. The cracks are normal and has not and will not cause an associated defect. The repair method here would be to rake out the mortar and provide new mortar (because new mortar will not bond with the new mortar) in this location which is not required in my opinion. I am happy for you to arrange an inspection from an independent roofing contractor and we can go by their opinion but there is no issue here. Regards, Kal Sangha
