They managed to fit in our South London homebuyer report at a busy time a little under 4 weeks from instruction, helping us to complete before the end of the stamp duty holiday. They were good value (they have a price match but it didn't turn out to be needed), even including photos as standard, and we were really happy with the thoroughness of the report, which will help guide maintenance and renovations for years to come.

Survey report seemed great and done in time. But aftercare was really bad. Wanted a chat with John after the report to clarify a few things (just to sense check what I'd understood from the report really) and was told he was too busy on jobs so could I email instead. I accepted this as they're a small company and probably very busy right now. But I've now been waiting 3 months for a follow up - I've chased twice, and was assured it would be looked at urgently but that was over a month ago.

Mr Stotter emailed us on the 7th of April and a response was sent by myself the same day. Mr Stotter simply asked for a timescale schedule for him to undertake the repairs outlined within the report. This is not something that the surveyor would discuss or provide as this was all covered within the report. It is entirely the decision of the purchaser when and how they undertake such repairs. I can only presume that the email I sent from [email protected] may have gone into his spam folder it was presumed this had been resolved as he hasn't been in touch since. Questions Below:- Now / within year: - Outside: Clean moss off flat roof, clear gutters, reseal gutter/pipe joints, seal up holes in rear fascia board near piping/gutters - Loft: Upgrade wool insulation (to minimise energy use for winter) & add some ventilation - Garden: Treat fence timber with preservative - Inside: Jet internal waste pipes, general redecoration & filling cracks Next year: - Outside: Redecoration (painting & priming), replace missing/dislodged tiles on side of property (maybe repoint roof tiles at same time) - Drive: Replace surface I've asked my legal advisor to obtain gas & electric certificates/confirmation of checks.

TLDR: it's a budget survey service with a responsive representative and a "take it or leave it" attitude to any follow-up questions. Details: I ordered a homebuyer (level 2) survey. Autumn was responsive and helpful as a company representative, and the surveyor was available within a reasonable timeframe. The report was issued 7 days later, on the deadline date. The survey itself included only a performative check of the kitchen and the report did not comment on pipe leakage beneath the sink, absence of an extractor fan, or misting inside a kitchen window. The report referenced furnishings as blocking access, except I was also in the property and could have moved them if I had been asked. The survey also did not involve any floor area measurement, but the report referenced an erroneous floor area figure that was identical to one in the property's EPC report. (Both my measurements and the seller confirmed the area, exaggerated by 50% of the actual area, to be incorrect; and the seller has ordered a new EPC survey to address the issue.) Since the floor area forms part of the valuation assessment, I asked the surveyor whether the quoted figure was from the EPC report or, if not, what components it was based on. Knowing what the actual area was from analogous properties in the block, my own measurements, and the seller's confirmation, I also asked what the valuation would be if it was based on the reduced floorspace. In reply, I got two very officious and defensive replies that denied any reliance on the EPC report, ignored all requests to identify the components and their dimensions that were used instead, ignored my request for an alternative valuation based on the lower area, and culminated instead in "I have provided my explanation in respect of my opinion of the floor area which would need to be costed in relation to the rebuilding of the property in the event of a total loss for insurance purposes. Whether you choose to accept this advice, or not, is entirely your prerogative." So, take it or leave it. If the survey you get covers everything you think it and should and raises no questions - congratulations, you saved a hundred pounds relative to other surveyors. If you do have questions, you might not leave satisfied.
